It was a warm evening last December, the smell of the ocean was on the air, and the moon
was bright in the sky. The sound of children laughing could be heard on the wind. And
although my own children's eyes betrayed their fatigue, their faces showed a blissful smile
that never seemed to fade. It had been an exciting day at Disney's California Adventure. My
beautiful wife is behind the camera telling us to say cheese. And would you believe this
entire trip, this priceless time I was able to spend with my family, was all paid for with

Hi, my name is Dave and I'd like to tell you the story of my first exciting experience as a loss mitigation specialist.
It was a day like any other in Oregon. Except for one minor difference, today was the day my wife and I
had started our loss mitigation jobs. Our advertising was nothing fancy really, simply a small ad in
our local penny saver classifieds that said:

To my surprise the phone began to ring almost immediately with interested people. A
trickle of calls soon turned into a flood, things were getting exciting really fast! I took
a breath and calmed myself, got out my handy sheet of qualifying questions, and took
confidence in my ability to handle these calls. Not everyone was qualified for our services,
but we quickly set up meetings with those that were.
Then on about the 3rd day a nice lady called me and told me her whole story. She wanted to
move back home to be with her family and it was over 500 miles away. She was facing
foreclosure, and she just wanted out so that she could move on with her life. Then, in the
sweetest voice she asks, "Please David, can you help me?"
Well, I got out my trusty qualification checklist and to my dismay, she DID NOT qualify to
save her home. But I was determined to help her if I could. I told her straight out, "I
have to be able to make money, but if I can and help you, I'll do it."
I told her my wife and I would come out first thing tomorrow to meet her and see the property. Well, it
turned out that she and her husband just wanted out. And they wanted out, NOW. (Not a rare
occurrence in this business because of the stress involved for the homeowner.) They
signed the house over to us that afternoon, lock, stock and barrel. And said they'd be out
of it in 3 or 4 days. Our risk: ZERO.
The first two weeks from when we placed that little penny saver ad quickly passed. I spent my time getting
the place cleaned up and painted while my wife found leads in the market. Three weeks later we had a potential buyer,
and with some creative financing* we were able to seal the deal. At closing we recieved a
check for $31,862.18.
* We gave the new homeowner some financing on the place for $17,000. This gives us interest
payments every month PLUS we'll get another 17,000 dollar check sometime in the near future.
Not bad for a $4.75 investment!
And what about the original homeowners? They were pleased as punch! They got to walk away
from all their foreclosure hassles and did not have to have a "foreclosure" mark on their
permanent credit history.
